    Charlie and Julie Buchanan convert an attic into usable space with new window and hardwood floors. The dormer they added provided a little extra headroom in their newly finished attic, but the cost of an architect and crew sent them almost $8,500 over budget. But in the end, the extra bed and livable square footage gave them a $55,000 equity boost.

    Value Tips: Finishing an Attic

    • The Buchanans decided they needed another bedroom, but in their already large house, building an addition wass out of the question. By refinishing their space attic, they added to the livable square footage of their home without changing the basic structure of their house. By making one of their new rooms a bedroom, they increase their equity even more (figure A).

    • Adding a dormer (figure B) -- an architectural term for extending a roof -- cost the Buchanans $8,000 because they wisely hired an architect to assist them with planning and construction. When dealing with structural changes to your home, it's a good idea to consult a professional who is familiar with building codes and permitting. This may cost more at the time of construction, but could save you thousands in potential mishaps and damage later.

    • A new vinyl window and spray foam insulation will keep the attic a comfortable temperature all year, and help with the house's overall energy efficiency (window 03). Consider having an energy audit on your home to see where you can improve insulation and save money and resources over time.

    • Charlie installed a bamboo floor (figure C) to match the hardwoods in the rest of the house. Hardwood flooring is a great investment because it's a popular choice in resale; it's durable and will look great for years and it is easy to clean.
